Selling Your Property
The selling process begins with a listing appointment. We will discuss your home, your real estate goals, and I will ask that you provide me a tour of your home. I will provide you with my marketing plan, and the value of your property (CMA). We will also discuss next steps to get your home ready for listing photos.
As a full-time realtor, you can rest assured that you're in good hands! I partner with a professional interior designer prior to listing photos. Utilizing your furnishings and decor, and supplementing as needed, staging your home to showcase its best features will help to ensure that the photographs come out beautifully and attract more potential buyers.
I partner with a professional real estate photographer. This is important! Throwing up cell phone pictures in the MLS is lazy, and costly to the seller. When a home is not marketed appropriately with professional photos, buyers are less likely to click on the property in searches, and the home is more likely to sit for a longer time due to having fewer potential buyers. A professional real estate photographer is important to showcase your property! I utilize a combination of traditional wide-angle photos, drone or arial images, 3D or Zillow property tours, and videography to market a property.
I actively market my listings with traditional and modern marketing techniques. I lean heavily on social media marketing across numerous platforms in addition to professionally printed materials, open houses, networking, and more. I do not skimp on my marketing budget, because that is what it takes to best assist a seller in marketing and selling their property for top dollar.

Whether you're a first-time buyer, or a seasoned investor, I am ready to assist you every step of the way. I work with buyers conducting in-person, and remote virtual tours to assist with locating the perfect property. In addition to finding that property I am here to assist you throughout the process of determining market value, reviewing the contract(s), writing an offer, handling negotiations, being present for inspections, and getting you to the closing table. I am happy to explain the process, and answer questions each step of the way.
During my time as a Florida Realtor I have worked to make connections with people in different fields to assist throughout the process. I have a number of references to assist with getting pre-approved (lenders), conducting inspections (local inspection company referrals), providing insurance quotes (contacts for rate shopping insurance brokers), Title companies, and a variety of vendors to assist with any upgrades, repairs, and renovations after closing.
I also have established contacts with many of the local custom builders, and new construction sales representatives. If you're thinking about purchasing a new home, or having a custom home built, knowing where to look and who to talk to can be overwhelming! Understanding what is important for you in your next home, your timeframe, your budget, figuring out your desired location, and understanding your desired finishes will allow me to assist in quickly narrowing the search within the "sea" of builders.

I reside in Palm Coast, however, there are so many amazing cities and communities outside of Palm Coast that may be a better fit for you. I am happy to assist you in finding the perfect location for your next home!
